Agent Christopher Bibby says this corner suite with two bedrooms and a den is one of only two units with an 848-square-foot plan in the Matrix towers, which are part of the downtown CityPlace development.
On the third floor of the twin towers' four-storey podium, its most attractive feature is a master suite measuring more than 225 square feet.
"It's generally twice the size of a normal master bedroom," Mr. Bibby says. "It was abnormally large compared to most of the two-bedroom units in that development."
A four-piece bathroom and ensuite laundry facility round out the suite. There is underground parking, and a locker can be rented.
The monthly fee of $454 covers utilities and the upkeep of common areas.
"The maintenance fees are quite reasonable for the amount of amenities that are included," Mr. Bibby notes, adding that they are "quite nice."
They include a gym, indoor pool and basketball court, as well as a cinema, business centre, billiards room and guest suites. There also is a barbeque area outside.
A rock garden and waterfall are among the landscape elements.
Residents can walk to the Rogers Centre, CN Tower and Air Canada Centre, as well as the entertainment and financial districts.
