Rosedale condo gets an offer in 8 hours

The Action: About 50 interested realtors were present for an agents-only open house for this one-bedroom-plus-den suite in a nearly decade-old mid-rise in Rosedale. One of the first visitors there returned eight hours later with a solid offer.

What They Got: In the first of two buildings constructed in the Thornwood community, this seventh-floor suite features laminate floors in the open dining area and kitchen through to the living area by the glass balcony doors.

For privacy, there is an enclosed den and master bedroom, which has access to a semi-ensuite bathroom and a walk-in closet.

To maximize the efficiency of the space, there is a kitchen island, built-in appliances and laundry facilities.

Parking is included with the unit, which has a monthly fee of $527. Hydro costs are extra.

Renovations are underway in common areas of the building, which offers a gym, party room, a rooftop deck and lavishly landscaped gardens, as well as valet parking, 24-hour concierge and car wash facilities.

The Agent’s Take: “If you want to live in a condo in Rosedale, this is definitely the best location, right off Yonge Street,” says agent Christopher Bibby, who also cites the proximity of LCBO’s flagship store, upscale shops, grocers and bistros.

“The turnover is very, very low, so when something typically goes up for sale, it goes quite fast.”

This unit has a standard floor plan save for one element. “Most balconies are in a row with dividers, but this had its own detached balcony,” Mr. Bibby said.

“It was about 200 square feet, so it was a really big balcony, and it was south-facing.”
