This one-bedroom suite is larger and less expensive than newer suites of comparable size in King West, so it took just three showings and two hours before a buyer offered to pay the $329,900 list price, says agent Christopher Bibby.

“If you want to be in that neighbourhood, this was probably the best value at the time,” he says. “The turnover in this building is quite low, so that’s what really drove these people to make such a quick decision.”

This sixth floor suite was built eight years ago, so it has an open concept feel, yet has clearly defined areas for entertaining and carrying out daily chores.

“The layout is a lot better than some of the [units in] new buildings where the objective is to fit in as many units as possible,” says Mr. Bibby. “There is a large kitchen with a breakfast bar, enough space for a dining room, really big living space and a walk-in laundry room.”

A monthly fee of $206 covers heating, but not hydro costs.

Local amenities range from pubs, cafes and a supermarket in Liberty Village to galleries, restaurants and shops on Queen Street. Public transit is also easy accessible, including the Exhibition GO train station.
