The Action

In a boutique development at one corner of Bathurst and Harbord streets, this two-storey unit marries the best traits of high-rise suites and freehold properties, stoking the curiosity of eight visitors. It only took three days for one guest to write a $1,695,000 offer, matching the exact amount the sellers asked for.

“Given the time of the year, it was busier than what we expected,” said agent Christopher Bibby, “but we knew it was a very interesting property because of the location and the fact there aren’t many condos in the area.”

What they got

About four years ago, a brick structure with five apartments was redeveloped with three condominium suites, including two one-storey units, and this two-storey model with 1,886 square feet of living space and two decks.

One level accommodates two bedrooms, an open kitchen and entertaining areas with heated hardwood flooring.

Brick walls are exposed in several areas, and a floating staircase leads up to a family room and third bedroom. For parking, there are two outdoor spots.

Monthly fees are $245.

The agent’s take

“We don’t see many three-unit condo buildings in the city, so it was for people looking for something more boutique and intimate,” said Mr. Bibby.

“The building quality inside was a very high calibre, so that appealed to so many people.”

This unit was also spacious inside and out. “You had three enclosed bedrooms, plus a family room and three washrooms, it felt more like a large home,” said Mr. Bibby.

“What drew a lot of people to the space was a large terrace on the upper level that was west facing, so it was a great space to entertain and had lots of natural light.”
