Buyer pays full price for large St. Lawrence Market condo suite

The action

Last year, agent Christopher Bibby was unable to sell a roughly 1,160-square-foot condo in a two-building complex across from the St. Lawrence Market, with many visitors bemoaning its “small” footprint. In January, he gave buyers what they wanted – this 1,301-square-foot model in the same complex – and got an offer within 48 hours.

“Feedback for [the earlier] unit was, if we had just a little more square footage, they would have gone for it,” said Mr. Bibby. “I sensed this one could potentially work well for people.

“Sure enough, on the second day, we had a full price offer with a short conditional period on the status certificate review.”

Putting it up for sale in January also worked in the seller’s favour.

“I saw supply levels come down from the tail end of 2024, so it appeared to be a good opportunity to list the unit,” Mr. Bibby said, “and there was nothing [else] for sale in the two buildings.

“I also think it was priced fair for what it was.”

What they got

This one-bedroom and two-bathroom suite has a standard layout with a separate kitchen and dining area, as well as a living room with an electric fireplace.

An open-concept den, solarium and bedroom are all situated along full-height windows overlooking a courtyard.

The unit comes with a storage locker and parking. Monthly fees of $1,138 cover cable, internet, water and concierge as well as use of the indoor pool and rooftop terrace.

The agent’s take

“It’s a really well-run complex with a strong sense of community,” Mr. Bibby said.

“What generally draws people to the area was it was across from the St. Lawrence Market and Berczy Park.”
