The action
This 1,225-square-foot unit came to market at an opportune moment.
This 1,225-square-foot unit came to market at an opportune moment when Toronto condominium sales were rising in the fall and nothing of similar size had surfaced for months in this two-tower complex near the Yonge Street exit ramp off Highway 401. Within a couple of weeks, it was singled out by a buyer who cut a deal $9,900 under the asking price.
“The majority of the units that were available in the building, and had been coming on for some time, were smaller suites under 1,000 square feet,” said agent Christopher Bibby.
“The last time an identical layout traded in the building was a couple of years ago, and in the neighbouring building, a similar unit traded back in the late spring/early summer.
“I knew the demand would be high.”
What they got
The larger of the two bedrooms has direct access to one of the unit’s two four-piece bathrooms. This two-bedroom corner unit was built about 20 years ago. It has hardwood flooring, a southwest-facing balcony off the living room, and wall-to-wall windows in the kitchen.
The larger bedroom has direct access to one of the unit’s two four-piece bathrooms.
A storage locker and parking complete the package. Monthly fees of $1,079 cover water, concierge and use of building amenities.
The agent’s take
The enclosed kitchen has two windows, so it doesn’t feel completely contained. “A lot of the condominiums we see now, everything is open concept, so a lot of people loved the enclosed kitchen,” Mr. Bibby said.
“It also had two windows, so it didn’t feel completely contained.”
The building is well positioned across the street from a park, and a few blocks away from restaurants, retailers and subway line on major streets nearby.
“There are a lot of condo suites for sale right at Yonge and Sheppard, but this area is unique,” said Mr. Bibby.
“There are a cluster of condominium [buildings] that all overlook Avondale Park, so it feels a lot more tranquil.”
