LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: About a dozen house hunters were ushered through this two-bedroom corner suite in the Star of Downtown residence in Cabbagetown.

What They Got: In the northwest corner of a four-year-old mid-rise, this ninth floor suite was designed with 900 square feet of living space, including two bedrooms separated by an open living and dining area with large windows on two sides and sliding balcony doors.

The builder installed laminate floors, granite kitchen counters and stainless steel appliances, but the sellers recently renovated the two bathrooms, added crown mouldings and smoothed the ceilings throughout.

Practical features consist of en suite laundry facilities, a storage locker and parking.

Each month, a fee of $399 pays for water and heating costs and operation of amenities, such as a gym and rooftop patio with barbecue stations.

The Agent’s Take: “It’s a northwest, corner unit, so you did have quite a beautiful view facing west up Wellesley,” says agent Christopher Bibby. “And being a corner unit, there was a lot of natural light coming in.”

Even the finer details of this unit set it apart. “Usually there’s an en suite and a two-piece [bathroom], but this one had an en suite and a four-piece,” says Mr. Bibby.
