The action

Without a parking spot or a notable view, this one-bedroom-plus-den unit was overshadowed by other condos for sale in the 18-year-old building with one, or both, of those assets. Gradually lowering the price of the unit near Jarvis and Wellesley streets from $585,000 to $549,900 over eight months, at least made it harder for buyers to quickly dismiss it.

“We had competition with some other units on high floors,” said agent Christopher Bibby.

“There was a sale in the building for a similar unit with parking, which ours didn’t [have], and that gave us an idea of where we needed to be in order to have a sale.”

The 642-square-foot unit was marked down once more to $539,900 in June. The next month an offer of $505,000 was accepted.

“The building was targeting non-investors, people who are actually going to move in and use the spaces themselves,” Mr. Bibby said.

“It’s from an era of really functional square footage, which is hard to come by these days.”

What they got

This unit has a bedroom with windows and a living and dining area with doors to a Juliet balcony.

A den is directly behind a kitchen with an island and stainless-steel appliances.

The four-piece bathroom is next to a closet with updated laundry machines.

Monthly fees of $489 pay for the use of heating and water, as well as a gym, a rooftop garden and swimming pool.

The agent’s take

“The big den certainly made it attractive for people looking for a home office,” Mr. Bibby said.

“The kitchen has a centre island [where] you could have breakfast or have extra preparation space. It’s good for entertaining and it has full-size appliances.”
