Homeowners take a chance on holidays being the right time to sell

It’s unusual to put a home on the market a week before Christmas, but agent Christopher Bibby trusted that, with few competitors and high demand for homes near the Scarboro Golf and Country Club, the timing was right.
“People are trying to time the sale with spring or fall, and it hasn’t felt productive,” said Mr. Bibby.
“We’re just looking at supply.
“There was nothing else there, and it felt like a special offering because of where it’s situated, right by the Scarboro Golf and Country Club.”

The few properties sold on this cul-de-sac in the past year all sold within two or three weeks, but for less than their asking price. This one followed the same route.
“Past sales seemed to go quickly, even in what was not a great market,” Mr. Bibby said.
“We knew we’d have to come down on price, that’s why we priced it the way we did.”
What they got
This two-storey house has formal living and dining rooms, and a separate family room with a wood-burning fireplace.
The kitchen has a breakfast area with sliding doors to a rear deck and yard on the 60- by 137-foot corner lot.

Upstairs, the largest bedroom has a walk-in closet and a four-piece bathroom.
There are two more bathrooms and a mud room with laundry machines and access to the double garage.
The basement is unfinished.

“It’s tranquil, there are no through streets there,” said Mr. Bibby.
“The lot sizes there are huge. We were almost a 60-foot lot, it was big, and the backyard was maturely landscaped.”
