LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: After about 30 showings in just eight days, an offer came in for this rare two-storey suite.

What They Got: Located within the five-storey podium of a roughly four-year-old building in Liberty Village, this one-bedroom suite is entered from the fourth floor, where there is a galley-style kitchen, combined living and dining room and a powder room.

The upper level was designed for laundry facilities and a master suite with a private bathroom, walk-in closet and sliding doors to a south-facing balcony.

The monthly fee of $434 covers heating and water. Storage is beneath the stairs and parking is in an underground garage.

Building amenities consist of a gym, indoor pool and party room, plus a 24-hour concierge.

New shops, bistros and parks are within walking distance, as well as a supermarket, bakeries and design studios.

The Agent’s Take: “The reason a lot of people like these suites is that the living and dining area is completely separate from the bedrooms, so when you’re entertaining, people don’t have to go into your private space,” agent Christopher Bibby says.

“You can only find these two-floor suites in the podium … and they’re only on the south side of the building, so there really aren’t a whole lot of these.”
