The Action: Early last December, many buyers were shopping for presents, not properties, so the seller of this one-bedroom suite at Quad Lofts prepared for a slow steam of traffic. But at least the complex didn’t have another unit available, so it had an offer by the 17th round of showings.

What They Got: Within a multitower complex with a central courtyard, this nearly 800-square-foot suite has a loft-like feel with polished concrete floors, 10 1/2-foot ceilings and custom sliding doors to a bedroom with access to the semi-ensuite bathroom.

Full height, walnut cabinetry extends down the front hall into the linear kitchen along one side of an open entertaining space with east-facing windows and a Juliet balcony.

Laundry machines and a parking stall round out the unit, which owes $469 monthly towards water, 24-hour concierge, gym, recreation room and rooftop deck.

The Agent’s Take: “This is a very traditional layout and is a good representation of the building,” agent Christopher Bibby says.

“Almost every unit I’ve listed there hasn’t really needed anything in terms of upgrades, they had these integrated galley-style, walnut kitchens which extended all the way to the front. So you had a very long wall of storage and now we’re starting to see natural woods being a big thing in a lot of new units.”

What initially brought buyers to the decade-old complex was its location. “The interesting thing is, with all the entertainment, restaurants and clubs down there, being tucked back in this courtyard really insulates it from the noise,” Mr. Bibby states. “You’d never know you’re in the heart of the Entertainment District or King Street West.”
