LISTING AGENT Christopher Bibby, Sutton Group Associates Realty Inc.

The Action: About 30 people requested a showing of this two-bedroom plus den suite in the King Towns complex.

What They Got: Typical of many upper-floor units in a block of stacked condominium townhouses, this more than 1,000-square-foot model has a street-level entrance and a rooftop terrace equipped with gas, water and electricity.

Despite being built just five years ago, recent improvements include new vanities in the two bathrooms, carpeting on the stairs and built-in closet organizers.

On the main level, there is an open living and dining area along with windows and a U-shaped kitchen with stainless steel appliances, granite countertops and ceramic flooring, rather than hardwood floors as in the other rooms.

The bedrooms and open den round out the second floor.

There is a monthly fee of $235, plus heating and hydro costs.

This unit comes with laundry machines, a locker and underground parking, which is convenient but not vital with public transit, restaurants and business nearby on King Street and in Liberty Village.

The Agent’s Take: “It’s difficult in that general area to get a rooftop terrace or exterior space outside,” says agent Christopher Bibby, who also points to the rarity of properties in this price point.

“You’re not going to get something that’s a full stack – with no one above or below – for under $400,000, so this is why it went quite quickly.”
