LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: Roughly 30 buyers received a private tour of this two-bedroom property at the Aqua condominium, while several realtors stopped in at an agents-only open house event.

What They Got: About seven years ago, this lower penthouse suite was constructed on the 15th floor of a waterfront high-rise, with luxurious features such as nine-foot ceilings, hardwood floors and floor-to-ceiling windows with exposures to the south and west.

A wide balcony can be reached from the master suite, which has a private bathroom, and a living room that features a gas fireplace, an adjacent dining area and granite breakfast bar separating the kitchen.

Contemporary conveniences includes stainless steel appliances, en suite laundry facilities and underground parking.

All utilities are paid through the monthly fee of $591 that also covers the upkeep of areas like the gym and a rooftop terrace overlooking the waterfront parks and amenities.

The Agent’s Take: “It was under $500,000, which in today’s market is reasonable for a two-bedroom and two-bath [unit] with a lake view,” agent Christopher Bibby says. “For under half a million, typically, you’re getting [vistas of] the Gardiner Expressway or facing into another building.”

In addition to its premium views, this unit has a configuration that rarely becomes available. “A lot of the turnover in the last year has been one-bedroom [properties],” Mr. Bibby adds.
