The major selling points of this one-bedroom stacked townhouse in the Windermere by the Lake condominium community are outside the unit, according to agent Christopher Bibby. As examples, he cites its large outdoor space and underground parking spot.

“It’s a great starter unit,” he adds.

“At that price, you really can’t get that much — especially with parking — in the city.” Built about two years ago, the 500-square-foot townhouse is located slightly below grade and is entered via a 300-square-foot patio.

“For a unit that size, [the patio is] extremely rare,” Mr. Bibby says.

“It’s great for entertaining.”

Upgraded hardwood flooring was laid in the combined living and dining room and the open kitchen, which also has a breakfast bar.

There is a four-piece bathroom off the master suite, as well as an ensuite laundry facility.

Utilities are not included in the monthly fee of $176.

“The maintenance fees are quite low,” compared with units in the complex’s high-rise tower, according to the agent.

Residents can walk to such amenities as a waterfront park and trail to the south, and Bloor West Village to the north.

Public transit and the Gardiner Expressway are easily accessible.

“It makes for a quick commute [downtown],” Mr. Bibby says.
