The Action: In April, this one-bedroom suite without parking was staged to make a good first impression on buyers.

About 17 took the bait and scheduled a private showing, but just one tabled an offer during the second week of marketing.

What They Got: A large part of this 540-square-foot suite within a three-year-old high-rise, called Victory, is dedicated to an open living and dining area with engineered hardwood floors, kitchen facilities along one wall, floor-to-ceiling windows and sliding balcony doors.

Behind closed doors is a carpeted master bedroom and a three-piece bathroom and laundry facilities off the foyer.

Monthly fees of $315 cover water and heating, concierge, fitness and media rooms.

The Agent’s Take: “You’re on the border of King West and the Entertainment District, so the location appealed to a lot of people working downtown in the Financial District,” agent Christopher Bibby says.

“This faced north into a private courtyard of Quad Lofts – a building behind – so it’s quite quiet and private. You really didn’t feel like you were on King Street.”
