LISTING AGENT Christopher Harrop and Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: Just east of Coronation Park and Martin Goodman Trail along Lake Ontario, Quay West at Tip Top housed about six suites posted for sale earlier this year. Though offers could be made at any time for this one-bedroom corner unit, two out of 15 visitors drafted rival bids after the second week of marketing.

What They Got: On the south side of a U-shaped building this fourth-floor suite with floor-to-ceiling windows surrounding an open living and dining area has upgraded engineered hardwood floors, sliding balcony doors and a linear cooking station with granite counters and stainless steel appliances.

Set behind doors is a carpeted bedroom, four-piece bathroom and laundry facilities.

The unit comes with parking and use of fitness and party rooms paid for by monthly fees of $371.

The Agent’s Take: “It’s a slightly larger one-bedroom unit and it’s a corner unit, which is also a bit uncommon for one-bedrooms because a lot of developers put the two-bedroom units on the corner,” agent Christopher Harrop says.

“So it has lots of windows all around and a huge, wide balcony.”

This unit’s prime location in the four-year-old high-rise is enhanced by its surroundings. “Because this unit is south-facing and it overlooks a parkette and lake, it’s more desirable than some units that have no view … or some of the interior units face a courtyard and look at the other part of the building,” Mr. Harrop notes.
